We are one of the largest firms in the country studying buildings and we’ve successfully completed more than 30,000 engineering-based cost segregation studies saving our building owner / real estate investor clients millions in income taxes. Cost segregation is an essential tax savings tool for real estate investors and commercial property owners.
Cost segregation is the method of re-classifying components and improvements of your commercial building from real property to personal property. This process allows the assets to be depreciated on a 5-, 7-, or 15-year schedule instead of the traditional 27.5- or 39-year depreciation schedule of real property. Thus, your current taxable income will be greatly reduced and your cash flow will increase. Most owners see a tax savings between $30,000 - $70,000 per $1 million in building cost. If you own a $200-$250k rental property, you may be able to save $10,000 - $15,000 on your income taxes by doing one of these studies. Here’s a
case study for a single family rental home. Studies are based upon purchase price plus improvements minus land value which cannot be depreciated. It is not based upon appraised value.
