We all know there are “career tenants” out there who know all the tricks to fool a landlord. Using a good screening service is a must! They check credit, 7 years living history, criminal background, evictions, report your tenant’s payment history to the credit bureaus, which (with good payers) will help their credit score. They have the ability to collect the rent for you online, if desired.

So, now you have tenants applying, you are ready to screen them, show the unit, etc.....and then they say, “Do you take pets?” And you say, “NO”....then they say, “but its a service dog” or “an emotional support ______________” (pig, turkey, pony, ferret, dog, whatever).
